Design Phases and Costs

Phase I

            Once we’ve had our initial consultation where you share your ideas and goals we can begin the design of your custom log or timber frame home.  We’ll start with defining spaces to develop the building’s floor plans, elevations, and cross sections.  This will help you to envision the size, look, and feel that your new home will have. Another important factor at this stage is site visit/s, analysis, and a series of preliminary studies and meetings to help define your goals and budget.  We can also help to guide you as you make decisions about windows and doors, plumbing and heating systems, and electrical and lighting ideas.  Design fees are based on the square footage of your living space.

Phase I design fees:

            -$1600. for homes up to 1,500 sq. ft. (40 hours)

            -$2080. for homes from 1,500 – 3,000 sq. ft. (52 hours)

            -$2720. for homes over 3,000 sq. ft. (68 hours)

            These costs are based on the total drafting hours specified.  If additional drafting time is required to complete Phase I, it will be billed at $40.00 per hour.

Phase II

            From the studies undertaken in the Phase I design process a full set of architectural drawings will be developed.  These plans will include final floor plans, building elevations, cross sections, as well as a foundation plan.  Four full sets of architectural drawings will be provided.  Additional sets are available at $20 per set.

Phase II design fees:

            -$2200. for homes up to 1,500 sq. ft. (55 hours)

            -$2680. for homes from 1,500 – 3,000 sq. ft. (67 hours)

            -$3320. for homes over 3,000 sq. ft. (83 hours)

            Again these costs are based on the total drafting hours specified.  If additional drafting time is required to complete Phase II, it will be billed at $40.00 per hour.

Phase III

            Once the design process is complete, a contract will be provided for the purchase of the shell or frame for your new home.  The contract will include time and payment schedules.  As part of purchasing a Log Shell or Timber Frame from us, 25% of the Phase II design fees will be credited toward your home.  Upon signing the contract a deposit of 20% of the shell cost will reserve a time slot on our schedule.
